The availability window dictates how far in advance your property’s calendar is available for booking.
The availability window is ideal for Hometime to keep the calendar open as far out in advance as possible to secure more bookings. Usually, we aim for a 12-month availability window. This is because data from the Hometime portfolio shows 12-month availability windows on average see a better performance compared with 3-6 and 7-9 month windows, including:
- 16% increase in revenue
- 21.5% increase in average night rate.
Guests who book further in advance are usually willing to pay more. This also creates the potential for more future bookings, securing you extra revenue.
For NSW properties: The extended window is necessary to capture more bookings that are more than 21 nights. Hometime’s adapted pricing strategy for NSW attracts longer bookings over low seasonal periods. This is to provide a high annual occupancy, while still adhering to the state regulations.
