Hometime’s Revenue Management Team

Our approach

At Hometime, we apply a dynamic pricing and dynamic minimum-stay approach to revenue management using our advanced pricing software.

Our core focus has always been on:

  • understanding your market
  • forging strategic distribution partnerships with the likes of Airbnb and Booking.com
  • mastering marketing and distribution
  • analysing data to deliver above-the-market performance to our clients.

Our dynamic setup means pricing and stay restrictions can change depending on the day of the week and time of year, with prices updating daily to reflect any change in the market and the time out from a particular stay date.

This maximises pricing opportunities during the highest demand while lowering prices during softer periods such as low season and to fill any near-term vacancies. Using a range of data and algorithms to set daily prices, we factor in changes to market occupancy, demand and bookings pace in real-time.

As a result, for 2023 we have achieved strong occupancy rates across our portfolio, averaging 18% higher than the short-term rental market across Australia.

Our team of experts

We have a dedicated in-house team of expert revenue managers with local experience and specialised revenue analysts for every single market. Driven by data, this team has extensive experience with platforms like Airbnb and Booking.com, as well as with major hotel chains, and is singularly focused on outperforming the market for your property.

The tools we use for pricing

We have invested in and will continue to develop our technical capability to combine software-driven pricing with our own data insights and market trends. Some of our key tools include:

Dynamic pricing software to calculate and continuously adjust the best pricing strategy for your property based on its attributes and local market dynamics.

Our software:

  • achieves the highest market price instead of pushing for heavily guest-friendly rates
  • analyses data across multiple channels, listing types and overall supply in the area
  • enables custom minimum-stay lengths for far-out bookings
  • recognises seasonal and historical patterns unique to your property
  • identifies hyper-local events and shifts in demand.

Business intelligence tools to analyse and visualise your property data, supporting our informed pricing and revenue-impacting decisions daily. We also have specialised reports providing us with various key metrics and insights.

Hometime’s Direct Airbnb API Connection is a real-time connection we have into Airbnb’s platform providing the necessary data to track and manage your property’s performance against similar properties in the area.

Channel Management to map your listing and respective settings to the different online booking channels, allowing the benefit from distributing to more guests.

AirDNA to provide historical and forward-looking data on other short-term rental properties in the market and overall metrics on how specific regions have performed.

Local knowledge

We work closely with your Hosting Partner to gather local property-specific input and then supercharge it with data sourced and segmented across our portfolio. This means that no decision is made without the relevant context to the individual property situation.
